Plaza Collina is a 141.3-acre site that is located in the Clermont area, a western suburb of Orlando, Florida. The site is on the north side of State Road 50, the primary commercial corridor through the area, and enjoys nearly a mile of frontage on the "going-home" side of the highway. The site is also a mile west of the interchange with the Florida Turnpike, which provides freeway access to Orlando's main employment centers (downtown business district, Universal, Disney, and Orlando Central Park), all of which are 25 to 30 minutes away.

Plaza Collina was acquired by the prior owners for the construction of a major retail center for which they had secured the necessary entitlements to allow the land to be improved with up to 1.2 million square feet of retail space and 200 condominium units. The sellers expanded SR 50 to six lanes in front of the site, and fulfilled off-site transportation improvements required by the entitlements. In addition, the sellers added three entryways to SR 50 from the site, enabling full right and left turn access in and out of the property. Avanti acquired Plaza Collina in a short sale with approval from Bank of America and also contracted with the original developers to manage the property.
