Milpitas Station is a 15.2-acre business park with a mix of office, manufacturing, and warehouse uses, planned and entitled for redevelopment as 303 residential units. Milpitas Station is located in the City of Milpitas in the heart of Silicon Valley, a short walk east of the Great Mall of the Bay Area and north of a planned BART station and the existing Montague Station light rail stop on the Santa Clara Valley Transit System (VTA).

Milpitas serves as a more affordable housing alternative to areas such as Santa Clara and Sunnyvale to the west. Land for new housing remains in very short supply and the site is well positioned for sale to a homebuilder(s) when the housing market begins to expand again.

Avanti acquired the property by buying out two existing loans at closing and also contracted with the original developer to manage the investment. The business plan is to continue to lease the existing buildings in the business park pending disposition of the residential components.
