Opportunities in Land Investment
Avanti sees great opportunities in land investment amid the distress of the severe economic downturn caused by the housing bubble and its aftermath. Avanti is sifting through billions of dollars of non-performing land loans as it seeks land investments it can acquire based on realistic post-correction pricing. Since it is difficult for banks to "extend and pretend" with their non-performing land loans, they are slowly disposing of these assets. The gap between banks’ asking prices and realistic pricing is narrowing and Avanti’s transaction volume is increasing.
Avanti’s long-established relationships with experienced local land developers and national and regional banks provide Avanti with access to troubled loans. Through short sales and re-capitalizations, Avanti is acquiring attractively priced land both with local developers and directly.
Doing Business with Avanti
Avanti seeks to acquire or finance land with a medium term (3-9 years) absorption horizon. Avanti is currently investing the $238.6 million Avanti Strategic Land Investors VI fund. Investments by the fund typically range in size from $5 million to $50 million.
